The Work Still Wins: A Real Estate Agent Manifesto

In a noisy industry full of shortcuts, stages, screens and slogans, I keep coming back to something simple: this business is still built conversation by conversation.
Somewhere along the line, many of us forgot what this business is really about. It is not about looking busy. It is not about being in the cool agent club. It is not about attending another conference, posting more online, or collecting systems you never use.
At its core, this is a conversation business. And at the end of the day, when you are focused on building, rebuilding or nurturing your business, one question matters:
Not how many emails you sent. Not how many CRM tasks you checked off. How many real human conversations did you have? Because you never know where one conversation may lead.
20–50 Conversations a Day Changes Everything
I believe for many agents, somewhere between 20 and 50 real business conversations a day is the sweet spot.
That may sound aggressive. But this is sales. This is entrepreneurship. This is what business building looks like.
And if you are not on appointments, not at closings, not showing homes, not negotiating deals, then work a full eight-hour day or more, just like any real job. Because this is a real job. And a wonderful one.
The only thing that changes as you grow is who you're talking to
- New agent? Talk to anyone who will talk with you.
- Growing agent? Prospect, follow up, hold open houses, sharpen your skills.
- Busy producing agent? Nurture relationships, serve clients, and fight for time to keep building the business.
- Broker owner or manager? Talk with agents. Recruit new ones. Re-recruit the good ones you already have.
This is how it works in any business, especially sales. Business grows through conversations.
We Forgot It's All About Conversations
And I'm as guilty as anyone. Somewhere along the line, many of us made the business more complicated than it is. But the foundation hasn't changed.
Talk to people. Serve people. Stay in relationship. That's the business.
If you consistently have 50 business conversations a day and aren't thriving, maybe this business isn't for you. But until you've done that deeply enough, you may not even know what you're capable of.
You Have to Dig Deep Enough to Find Water
A lot of people start digging and stop before they hit water. They get discouraged. They hit rock. They quit.
But if you keep digging long enough, you eventually find the water. Then you install the pump. That's how business works.
The water is trust. Momentum. Referrals. Reputation. Repeat business. But it usually isn't found near the surface.
New Agents Need At-Bats
New agents don't need more hype. They need at-bats. Calls. Conversations. Open houses. Role play. Rejection. Follow-up. Repetition.
When you're new, you take lots of swings just to make contact. As you grow, your connection rate increases. But none of that happens without taking the swings.
When the Market Turns, the Workers Are Ready
Every market has its lulls. We've all lived through them. And when things start to turn, guess who thrives?
The ones who kept showing up. The ones who worked anyway. The ones who kept having the conversations.
While some wait for the market to save them, others go back to work.
Empty Desks Tell a Story
Drive by almost any brokerage. How many agents are in there doing the work? Really doing the work? Making calls. Following up. Setting appointments. Practicing. Learning. Serving.
Empty desks often tell a bigger story. And if you looked at some prospecting journals, it might make you sick. No calls. No rhythm. No discomfort. No reps. Yet hoping for a breakthrough.
That's not how anything worthwhile gets built.
Fishermen Keep Fishing
The more I lean on my faith in God to provide, the easier it becomes to do the work. Not because I work less, but because I stop carrying what was never mine to control.
I think often about fishermen. Fishermen keep fishing even when nothing is biting. They keep fishing when storms may be coming, known or unknown. Day in and day out, they go back to the water.
That's business too. Keep fishing. Keep serving. Keep making the calls. Trust God with the outcome.
The Work Is Still the Edge
This industry doesn't need more celebrities. It needs more craftsmen. More practitioners. More professionals who understand that the edge is still work, and the work is mostly conversations.
The work still wins. Make one more call. Have one more conversation. Follow up one more time. Hear “no” again. Stay in the game.
A Simple Manifesto
- Serve people deeply.
- Have more real conversations.
- Prospect daily.
- Practice relentlessly.
- Stay humble.
- Do the work others avoid.
- Don't chase being known. Chase being trusted.
- Keep fishing, even when nothing seems to be biting.
- Trust God with the outcome, but show up for the work.
The agents who last are rarely the loudest. They're usually the ones who kept showing up. Quietly. Faithfully. Consistently. Doing the work.
The opportunity is still enormous for anyone willing to come to work and have the conversations.

Maybe this is the good news. The path is still simple. Not easy, but simple.
Show up. Serve well. Tell the truth. Have the conversations. Keep fishing.
